Permitted Payments & Fees
Before Moving In:
Holding Deposit – In order to secure the property, the Agent will ask you to pay 1 weeks rent (of the property in question) which once received by the Agent, the property will be removed from the open market. The security deposit will then be minus the 5 weeks deposit required and the Tenants will be due to pay the additional deposit (4 weeks rent). Langdown Properties reserve the right to retain the security deposit should the Tenant/s not provide accurate or false information that will affect the outcome of the referencing process. The Agent will inform the Applicant as soon as possible to inform in such events and the property will be marketed straight away.
Security Deposit – An amount equivalent to 5 weeks rent and payable in advance of the Tenancy commencing. The deposit is to be returned subject to any deductions e.g. breakages/damage, after the tenancy has ended and the property has been checked once it is empty and free of chattels. Interest will not be paid on deposits and is retained by the Agent.
After moving in:
Rent – Payable monthly in advance.
Late Rental Payments – After 14 days from the rent due date Langdown Properties will charge interest on the outstanding account until paid in full, based on the Bank Of England (BoE) base rate (at the time of the arrears) plus 3% on top. This will not exceed above 6%, as part of the Tenant Law 2019.
Loss Of Keys/ Security Device – Should the Tenant (s) loose a set of keys or security device, the Tenants should contact the Agent immediately to inform them. Should the Agent require to get a new key/ keys or a new security fob, the Agent is entitled to charge the Tenant (s) the cost of the replacement (s) and a reasonable fee to cover the time of the Agent. This will be reviewed on a per basis situation and the Tenant (s) will be provided a full break-down of costs.
Amending Documents – Should the Tenant (s) at any point during the Tenancy wish to amend documents, the Tenant (s) will need to ensure the changes they wish to happen are put in writing. A cost of £50.00 inc VAT will be for the Tenant (s) account for the Agents time (the cost of may differ depending on the scale of the changes/ documents the Agent is required to amend. Sufficient evidence will be provided should this exceed £50.00.)
Early Termination of the Tenancy (requested by Tenant) – Early termination may be possible provided that it has been agreed by your Landlord. If agreed by the Landlord, the Tenant (s) will be required to cover all loss of revenue and associated costs as a result of the change of Tenancy. Associated costs will involve Tenant Referencing Checks, Re-advertising costs by the Agent, Inventory and utilities. All requests are to be put in writing to Langdown Properties and a full account (once a change of Tenancy has occurred) will follow. These costs will for the Tenant (s) to pay separately from the deposit, in case of any disputes exceeding the deposit held.
